Help me a house, ya'll!
Option 1 - pretty from outside, but a cape cod 28%  28%  [ 8 ]
Option 2 - huge lot, freshly renovated 31%  31%  [ 9 ]

which one of these houses do ya'll like better?

Option 1

Option 2

Option 3

We are going to go see options 1 and 2 this weekend. Right now we are leaning towards option 3 because the interior on the first floor is awesome, it is closer to my parents (aka the babysitters) but the upstairs needs some renovation and it's not really a 3 bedroom, as you have to walk thru one room to get to the back bedroom, but there is the option to renovate that at a later date too.

I like the first one best Timmy. Option 3 seems a little bastardized with the layout, as far as I can see, although interior looks nice. But then again, you have kids... so option 2 might be good for play space.

Holy shit, can't believe those awesome home prices though.... you'd have to double or triple that in my neighborhood for the same houses.

the 3rd one is the one dude. i love historic homes.

i cannot believe how inexpensive those are! here in west palm beach, you can't even buy a nice condo for less than 300,000. historic homes like the one i own have just gone through the roof. it's ridiculous.

the first one is kind of like my house so I say that one.

super cheap...a piece of shit 2 bedroom 1 batch just sold down the street from me, in one of the cheapest neighborhoods in Portland, for 250 or so.

Wages in northern Maine are atrocious compared to most other places US/Canada, but housing costs are much less. Those houses would go for about 95-grand here, though costs have risen a lot in the past decade. Ten years ago they'd have cost 70-grand. Course quite a few people here earn under 20-thousand a year.

i have one of those semi tiny house upper floors - it is not THAT small though - probably about 8 feet high in our bedroom in the middle and angles down on the sides.

cape code is pretty much a rectangle shaped plan with a triangle on top.
the upstairs usually has low ceilings that are sloped and the rooms are usually pretty tiny. they are also usually pretty closed off into rooms, as opposed to an open floor plan

3 is hideous, but looks like it has a lot of room and so forth. I picked two because it seemed like a compromise.

We got an estimate to raise part of the roof in #3 and put in a full bath, to make it like a master suite, and that was $20k. We are thinking we might just go for it, and have the sweetest house in the neighborhood. When we see the interiors of the other 2 houses in person, our decision should be made. I honestly would rather be paying on a $137k mortgage than a $175 ish one...haha.

It's a hard decision. I think based on description alone I'd go with #3 but #2 is the least expensive and #1 seems like a happy medium.

I would also like to take this time to thank you for not building your own house like everyone else does these days.

isn't #1 the cheapest?
I would like to build my own house (being an architect and all) but buying property is just so expensive. And then there is the uncertainty of exactly how much a house is going to cost until the drawings are complete and a contractor is bidding it. I might shoot myself if I buy a property, and then couldn't afford to build on it.

Until I saw the inside pics, I was going to say #2...based on the extra study area and a lot which is 370' deep. That's huge.

But after taking a look, I'd definitely go with #3. Looks like you've got the room to do a large addition...and $20K for what you're looking to do is cheap. Backyard looks cool, too, and the inside is far & away the nicest.

Off the top of my head I don't know what the exact amount would be, but the difference between a $137K and $175K mortgage over 20 years is something like $300 per month. Not a whole lot if it means being truly happy with the house you buy.

Wow! on the prices, too.

Oh yeah, #1 is the cheapest. I didn't notice the indoor pics before. I definitely like #3 the best now. That place looks awesome. Sorry you're not able to build. Since you're an architect it would be really cool to design your own house. I'm just glad you're not building in one of those neiborhoods where everyone's house looks exactly the same.

I like porches, so any of them will "do".

Don't like the steps on the second one.

The proximity of the tree on the first one means potential for sap, bird crap, shade. (First two are bad, second one is good.)

Third one -- don't like the "rowhouse" look, but perhaps it just doesn't photograph well (the angle gives it a certain shoeboxiness). Since you're going to be spending most of the time inside, you should be happy with the inside.

Sorry to be so harsh with your preferred, but they really all do look very nice, and you should be proud that you can afford a house (I can't). And those prices kick ass.
