i always tell myself that i don't like new construction, but then i find a leak in my roof and i start to think that maybe i would really, really like new construction.

Unless you were in TX were new construction commonly comes with scorpion infestations. The head choir director at my high school had one climb into his trousers while he was showering in his newly constructed home. Gets out of the shower, dries off, gets dressed for school...

whammo.

scorpion gets him 3-4 times.
