I'll try and keep this short...

When we made the offer on this house about 3 months ago. In this offer we stated that we wanted the seller to pay all closing cost. Two days ago our financial advisor called with the closing statement. It read that we needed to bring $735 for closing cost. I'm said "Uh, that's not right. We're not supposed to be paying that". She said that the paperwork from our realtor did not reflect anything about the seller covering closing cost.

Our realtor is on vacation so her partner is covering our closing for her. I called her and told her what was up. She called our realtor on vacation and she realized that she FORGOT to put it in the paperwork. She forgot? What the fuck do you mean you forgot? What a fucking dunce!

Anyway, I the girl taking over for her totally fixed everything and we're getting our money, which is coming out of our realtors commission now, as it should.

If this was an isolated incident, I'd be pissed, but I'd let it go because we're getting the house. And at the end of the day, that's all that really matters. But it is not the first time in this process that she's fucked up.

1. WE found the house, not her.
2. She did not express how urgent it was that we get an amendment drawn up to take care of things that we wanted taken care of that we found out in the inspection. So that deadline came and went. We weren't able to get anything taken care of before moving in. That in itself will cost us a few thousand dollars.
3. She fucked up our offer.
4. She's not even here for our closing. Everyone is entitled to a vacation of course, but my point is....

What the fuck did she do besides type some shit into a computer, which again, she fucked up?

So, my gf and I are thinking about complaining to the agency after everything goes down today. I'm not looking for money or an apology. I just want her boss to understand that we aren't happy with her performance. If I did something at my job that cost one of our dealers this much money, I'd at least get pulled into my bosses office for a "chat". She should get the same treatment right?

Thanks for making an already stressful time that much worse, moron.

yeah. we had an agent like that when we were looking for our current place. she kept finding places too far or not in our price range when she actually found something. she was nice & all but not doing the job, so my wife drop-kicked her right after we found something we liked WITHOUT her help.

then we enlisted the help of the agent selling our old place so that we could receive some sort of discount on the new place (plus she saw commission). she was also nice but quite competent and working hard to sell our old place (which sold fairly quick), so we thought it'd be nice gift for her and work out for all. :)

if you notice an agent sucks, boot 'em quick. doesn't help you now, and that $ SHOULD come out of her commission, but fyi for next time.

We got help from a realtor and she was fine, helped us find a house and all of that but we could have gotten along without her. With the internet and the sites they have to help buyers and sellers these days, I just don't see much use in them. They have access to some information but nothing I can't find out one way or another. As a buyer you might as well use one because it doesn't cost anything (unless they screw something up like Busty's did) and it takes away some of the hassles but they definitely aren't worth the amount of money they get for making a sale.

id say next time do your homework and yes, I would tell her boss.. but it probably wont do any good

The government paid for my home sale so i didn't have to worry about paying a commission or closing costs.

My realtor wasn't that great but the house sold.

Is it really her fault that you found the house, and not her? She can't be blamed if you were looking after hours, but if she wasn't lifting a finger to show you anything...

Buyers don't have any obligation to stick with their agents. If you were unhappy, you could have switched in 15 minutes. You also aren't obligated to only haev one agent. You could have had one from every company showing you all the freshest options before they become available to the general market. (Usually agents hold a new listing for a few days to show things to their current buyers so they can possibly score the double commission, but they are required to list it on the MLS after a week.)

Sellers have whatever contractual agreement to keep the same realtor. My contract was for 6 months and I had to give them 30 days notice so they could try real hard the last week to find me a buyer (at not the best price) which is what they did.

i would ABSOLUTELY make your concerns known to the real estate office.

after my mom died, i handled her estate and had to sell her house. the agent i chose was supposedly the best in my area. (i STILL hear this about him.) but i was not impressed with him AT ALL. my mom's house sat on the market for 3+ months..... he had no open houses. no pictures in the paper. it seemed as if he was doing nothing to help this house sell. he was never available to me when i'd call or email a question or concern.

because we only did a 3 month contract initially, i finally got fed up and fired him. i hired a new agent....and the house sold in a week. (apparently the buyers had been interested in the house for a while....but their agent couldn't reach mine to arrange a showing.)

i WISH i would've expressed my concerns with realtor #1's office. because of him..... i had to continue paying gas (during the winter) and electric, water, etc. for this house in the meantime.... (and sure, i was getting reimbursed....but that was a huge chunk of money i didn't really have at the time....)

OOOOOH. and i left out the infuriating part....
realtor #1 had the nerve to send me a scathing email after i fired him. (ha ha. he couldn't believe that someone would be unhappy with his services. whatever dude.)

I think people are better off NOT getting the best busiest agent in town.

I think you want someone young and new, and an eager beaver with not many other clients so you can get all the time and hand holding that you want, especially for new buyers/ sellers.

Our guy was beyond excellent. if anyone in the Cincinnati market needs a name of a realtor, let me know. I think we were his 8th closing ever, yet he was still very knowledgable. He never once told us no, and we looked at a lot of houses with him since me wife was picky.

Daystar. I'm surprised that your "Super agent" didn't have a key in a box on the front door where any agent can just walk in anytime sort of deal.

Glad to hear it at least didn't get in your pocket. In all my dealings with realtors, both buying and selling, I've never met one I wouldn't squash like a cockroach, which is what every one I've dealt with acted like.

I also have a guy in Chicago that I recommend. He was the guy I was about to hire, but my lame ass-ho-bag agent got me an offer that was good enough for me to take so I wouldn't have 2 mortgages.

Oh hell no. These people don't have the web of contacts at their disposal and generally no somewhere south of ZERO about marketing, advertising or general salesmanship. There are exceptions, but they are rare. Especially in a hot market, there are lots of people who get into real estate looking for easy money with little effort. Avoid those people.

And yes, most real estate agents are garbage, but there are some pretty good ones out there too. I've heard from my friends that my brother is pretty good but he only does it part time as a hobby.

Web of contacts?
They are selling a house, and they need to get people in there to see it. The younger people are better at getting images up on the MLS and such. They know how to branch out into craig's list and how to use the County Auditors website to pull up comps as well as photos, original buying prices, floor plans, renovations, prior sales of the property, etc.
I want a person who is going to work for me, not just know a bunch of other realtors. If it's a good enough property it will sell after a couple open houses and weeks in the paper. If it's a shithole, having a bunch of contacts isn't going to help much because what are they going to say to the contacts? "Hey I got this shitbox, do you know anyone dumb enough to buy it?"

For an agent helping me buy a house, I want someone who can get us in to look at it as soon as possible. I want someone who is available when I am, and they have to know how to wing a deal, and get things thrown in like HMS Insurance, or inspections/ repairs, appliances, etc.

So, she sucks at her job. Big deal. You coulda always used someone else at any point. But, you stuck with her. And, you ended up with the house you wanted at the price you were willing to pay and no closign costs. You're fine. Why go tattletale and maybe get someone fired because you think she could have been a better worker bee? let it go.
