Question for people who've bought a home before...

What this guy is asking and what I considered the most I would pay is roughly ~$1500 difference. Am I quibbling too much if I really want the house?

I hate major life decisions.

It is too little money to quibble over if you really want the house, BUT if the guy needs to sell the house more than you need to buy it, fuck him and his $1500.

And shit, there may be more than $1500 worth of things that he needs to do to the house before you close.

Depends on how much you like the house, the school district, and general location whether you should budge on your budget. $1500 difference will probably end up being about $12 a month on your mortgage.

Edit: and to what Bloor said, you can just come up with the $1,500 in repairs from your inspection to make up for it.

The previous owners were foreclosed on, this guy selling it now is a contractor who renovated the house. So there are very few projects or repairs to be done...saying that without having an inspection yet, of course.

As far as location, school, all exactly what we want. I should probably just cave after talking this out. My main hesitance is that I would have to buy a fridge (all other appliances in the kitchen are stainless steel) and I'd also have to buy a new washer/dryer because only stackable ones will fit in this home.

Yeah, I'd say if you love the house, $1500 is definitely not worth counter-offering. Are you going to re-offer at +$750 on a 6-figure purchase? Just bite the bullet if you want the house. $1500 rolled into your mortgage won't even register on your radar.

Just get one of them fancy mortgages where you borrow 120% of the value with no money down...then you'll have plenty of extra cash to buy nice new appliances.
